Faced with Pasadena's combined requirements for courtyard housing and substantial setbacks at corner lots - in combination with a narrow L-shaped property - this two story apartment complex combined walk-up townhomes with flats, and introduced an extended linear courtyard, broken, with landscape, fountains, and garden walls, into a series of intimate courts.

The site's topography was leveraged to introduce subterranean parking entry at the low end of the site, allowing the courtyard gardens to have substantial planting depth.  The large required setbacks were made usable and expressive through a series of landscaped terraces.

 

The neutral-toned modernist aesthetic establishes its own context in a neighborhood of highly eclectic developer homes and small-scale apartments.
